Signs You Need A New Roof

Many homes have been around for quite a long time and we’ve gotten so comfortable living in them, that we don’t even notice many of the flaws that are right there before our eyes. There are sometimes some very important signs that we miss, that are telling us that we need to get some work done on our roofs.

Remember that the roof is the only thing above your head that protects you and your loved ones from the potentially brutal elements. The sun can be excruciating and relentlessly hot, the wind can be extraordinarily violent and that rain, snow and hail can beat down on your roof with no mercy at all. It’s bound to get damaged or do its time and sometimes you may not even notice until it’s too late.

Look for these obvious signs your roof need to be retired

However, if you take the time to look at your roof, you may notice some very obvious signs that show you that your roof has done its duty to protect your home and your family and it’s time to get your roof replaced. We’ll show you five signs that you may notice on your shingle roof:

    • If you notice curls and cracks in your shingles, which tend to signify that the shingles are near the end of their life. They begin to lose their water resistance and they are probably likely to show up at the western and southern parts of your roof.
    • If you notice the loss of granules on your shingles, it’s probably time to get your roof replaced. The shingle granules serve to protect your roof from the UV rays of the sun. They also serve to improve the water-shedding abilities of the roof. You can tell when your shingles are losing granules when you start to see black spots appear on the roof.
    • If you notice localized leaks on the roof, you may only need to repair it, not replace it, but if you notice sever leaks, stains or wet spots in the roof, then you would need to get your roof replaced, not repaired.
    • If you notice missing shingles, then your roof needs to be replaced. The more shingles you have lost, the more your roof’s protection value is decreased. This leaves your roof susceptible to water damage and rotting. Also, it will be much more likely for your other shingles, near the region of the shingles that were lost, may also start to detach too.
    • If you realize that your roof has been serving you for a very long time, especially after 20 years, you may need to have it regularly maintained, repaired or replaced. The average life expectancy for asphalt shingle roofs is between 20 – 50 years, so if you realize that your roof is experiencing a lot of the signs that we explained previously, then you may need to replace it.
