Various Types of Roofs

There are various types of materials and roofs you can use for your home. They are all dependent on your needs, your environment, your budget and so on. You can also choose them based on the qualities that they offer as well. Some roofs are made with materials that combat deterioration, seal and weatherproof your home and even help you to cut down on your energy costs. You should also remember that you need to do the necessary maintenance and repair procedures on your roof as well, in order to keep your roof fully functional and long-lasting.

Check out this list of common roof types and materials that are used to complete residential or commercial buildings.

  • Modified Membranes: These are asphalt-based roofs which are usually installed with one or more underling or base interplies. This type of roofing is usually found on residential building and usually have a lifespan of about 8 to 15 years. The modified membranes usually have a surface of fluid-applied coatings or aggregated, mineral granules.
  • Built Up Roof (BUR):  If they are regularly maintained, these roofs may last about 8 to 20 years. They usually have a mineral granule or fluid-applied coating surface and they are made of glass fiber, asphalt and polyester or organic reinforcing felts.
  • Metal Roof: These types of roofs are great for protection from the weather (especially severe conditions) and they can last for up to 50 years. You should remember to maintain them and reseal their fasteners and penetration at least every few years.
  • Thermoset Membranes: These are actually quite rubber-like roofs, which are made from large synthetic pieces or rubber. Several pieces are chemically bonded together to form a single layer. Types of thermoset membranes include the EPDM (Ethylene Propylene Diene Monomer, which can last from 12 to 15 years) and the Hypalon (CSPE, which can last for 15 to 20 years).
  • Thermoplastic Membranes: These are single-ply membranes which are made of polymers. The polymers harden when cooled and soften when heated, and the membranes can actually be hot air welded throughout the duration of their lifespan. There are several types of thermostat membranes, which nclude the TPO (Thermoplastic Olefin, which can last from 15 to 25 years) and the PVC (Polyvinyl Chloride, which can last from 15 to 20 years). They should both be regularly maintained.
  • Tile: The materials used to make tiles are concrete, slate and clay and the tiles are usually quite long-lasting. They can last about 40 to 75 years and the membranes beneath them can last about 30 years (if they are installed well and are of good quality).
  • Spray Polyurethane Foam (SPF):  A polyurethane foam is what is used to make these roofs. A pressurized gun is used to spray them and the foam then forms a seamless, solid membrane which insulates the building and waterproofs it as well. Regular maintenance is necessary and you need to be careful of the climate that you use this in. You may find that it cracks and gets brittle when it is exposed to UV rays from the sunlight and it may also sustain some damage from critters like  birds and insects and it may also be susceptible to hail damage as well. You should try to clean and re-coat the roofs at least every 10 to 15 years, and along with proper maintenance, your roof may last up to 50 years.
